Still live in your home and getting ready to sell? Been on the

We can work with
you to enhance your property using one of our plans below to make
sure you are market ready and stand out from the competition in your
neighborhood. A Staging Consultation is great when you want to know
what is needed to get your house in Market Ready Condition, but you
want a budget friendly solution and have the means to implement the
recommendations yourself. Many DIY fans and clients looking for
cost effective staging options select consultations.
WALK-THRU
HOME STAGING CONSULTATION
With the Walk-Thru Home Staging Consultation you get the benefit of
our Home Staging experience;
third party objective eyes
going through
your property
inside and out;
a plan to get you
on the path to a sale in the shortest amount of time possible. You
take notes and implement the plan.
Our average
Walk-thru consultation is $200.00 which includes two and half hours
of our advice and as much furniture, art and accessory arrangement
that can be done during our visit. Additional time and service are
billed at our hourly rate.
Example:
Recently we
assisted a family preparing a home as an estate sale. We met with
them and helped determine what furnishings to keep and what to sell;
arranged furniture; made condition upgrade recommendations to
replace the carpet. We also arranged to come back and rent them a
few pieces of art and accessories the next day. The condo went up
over July 4th weekend and sold in 2 weeks.

WRITTEN
CONSULTATION REPORT
If you prefer to
have a detailed written plan including priorities, furniture
arrangement recommendations, art and accessory recommendations, then
this is the plan for you. We again cover the interior and exterior
curb appeal.
We go through the
exterior and interior of the property and outline a road map for
each and every room. The first visit we go through the house take
notes and photos. We then go away and work up a customized plan and
come back to review the report with you. We can also work with you
to come out and visit for the final enhancement for an hour or two
or to help you in a specific area like furniture or art arrangement.
The price for a
written report varies based on the number of rooms and
recommendations needed but a range is between $300 and $500. Again
we review it with you and don’t just e-mail the plan.
Example:
Our clients had time over the winter to prepare their property and
did the work themselves. Having the roadmap in hand and not relying
on notes or memory was instrumental to their success. They hired us
to come back out and help with art arrangement on a gallery wall we
were creating.
They had
an offer in less than 7 days after going on the market in February.
They were so pleased
they hired me for
color consultations for their new house.
HANDS ON
HOME STAGING ENHANCEMENTS
Don’t have the
time or talent to stage your house? We will put together a
staging plan and provide the services needed to get your property in
market ready condition. We might need to reduce
clutter, optimize furniture arrangement to show off square footage,
warm up rooms that have been neglected or are tired, or tame living
and sleeping areas. You may not have neutral or current art and accessories to
showcase your houses full potential.
We provide and
estimate and create a showcase market ready house. We package your
house into a product ready to appeal to the broadest audience of
buyers. Each house and the staging needs are different so we
combine a consultation with the estimate and refund a portion of the
consultation when you stage with us.

Last year I worked with a family in Northville. They were both busy
professionals and did not have the time or talent to warm up their
house. It was lacking in furniture and accessories. We brought in
rental furniture, art, accessories and the house went from dull to
WOW! They sold in a little over 30 days.
Interior Redesign: or One Day Decorating Services
Transform your
space for less than the cost of a new chair. Have a room in need of
an update? Fresh eyes can achieve dramatic results. With interior
redesign no budget is too modest and decorating is available to all.
Interior redesign respects your needs and how you live in your home.
You can also be left with a master plan for the few items that can
add additional punch. You add these items as your budget and time
allow.
An average room takes 2 to 3 hours or an average cost of around $250
to $300.00.
Moving Transitions
Moving into a new
home or downsizing for any reason we can assist you with a Moving
Consultation. Often when we move our old life into our new spaces we
can’t seem to make them fit. This is especially true if our house
size is changing and that can be either up or down! A consultation
includes recommendations on furniture placement, accessorizing,
editing, and color. Once again we provide a road map of furniture
and accessories that can truly turn your new house into your new
home.
We also give
special consideration to seniors downsizing or moving into
retirement communities.
Personal Shopping
Let us search for
the ideal furniture or accessories for your room. We work with you
to select finishes and accessories to provide updates or the
finishing touches for updates and redesigns. We also do Personal
Shopping for Home Staging to sell as needed.
Color Consultations
Picking color can be intimidating. Let us make it easy on you. We
work with your taste, needs and desires to select colors that bring
a smile to your face and comfort to your spirit. Spending time in
your home will be a joy.
