What is the typical cost for a consultation?
The first hour is FREE. A typical consultation can range from $100
to $200 for homes up to 2,000 square feet. A larger home, depending
on the work and detail required, will be in the range of $300 to
$400.
Who usually pays?
Sellers generally pay, but a Realtor® may pay for the initial
consultation as a value added service. It usually ends up saving
time and money to have the property market ready when first listed.
Who does the work?
With the consultative approach, the seller generally does the work
to save costs. In the Bid approach, the costs are included as part
of the bid, and we do the work, or facilitate having the work completed.
The seller contracts with all third parties, but we facilitate delivery
and completion of work.
When is payment due?
We generally ask for payment up front, but we will look at each
circumstance individually.

about home preparation?
Yes, most do, but they provide general guidelines and help you remove
clutter, and provide tips on cleanliness. Usually there is much
more that can be done so you stand out from the competition. Realtors®
do not generally have the time or expertise to go into greater detail
or provide more analysis. Their focus is on marketing and maximizing
your property exposure. We focus time on market preparation: Working

Will you work with For Sale by Owners?
Yes, we love For Sale by Owners and will provide all of our services
to them. We will also work with builders to stage models.
